Pro-Tech Building Engineering Inc. (Pro-Tech) was founded to provide specialized professional engineering services in Reserve Planning, Building Sciences and Forensic Engineering.
Our clients include (but are not limited to) Condominium Corporations, real estate property owners and managers, Property Management companies, municipalities, non-profit housing organizations, etc.
The firm's key technical personnel have more than 30 years combined experience in creating financial models for managing the properties’ Reserve Funds, Building Science and Structural engineering. Previously working for the industry leading consulting engineering firms, they have been exposed to virtually all problems affecting high-rise and low-rise buildings and their components in both cold and warm climates, in Canada and other regions.
Our specialization is prognostication of upcoming capital expenditures based on the existing condition of building components, recommendations and financial modeling of the most feasible options for managing of the property’s Capital Reserve Fund. We also specialize in control of moisture (both exterior and interior) and heat transfer through the components of building envelope and associated effect of these processes on the condition and service life of building components. We have excellent expertise in roofing and exterior cladding of high-rise buildings.
We strive to apply our expertise and knowledge in this field to prognosis of short- and long-term maintenance expenditures and requirements, capital Reserve Fund prognostication, building assessments, audits, etc.

Our technical expertise and experience is concentrated in the multi-unit residential field, with particular concentration in condominium, non-profit co-operative housing, and then in administrative and industrial buildings as well as in hotel, resort and related residential applications.
Reserve Fund Studies and Economic Forecasting
Along with the diagnostics and solving of various problems associated with the performance of building envelope components, Pro-Tech’s main area of expertise is a conduct of Engineered Reserve Fund Studies and Technical Audits. Vast experience of our personnel in all fields of building science allows us to determine with the utmost accuracy the existing condition of building components and, based on that, to create a very accurate prognosis of the property’s capital expenditures for the periods of 20, 25 and 30 years. Our experience in Reserve Fund forecasting varies from the small one-storey structures to large multi-storey and multi-units residential and administrative buildings. We try to be unique in our conduct and presentation of Reserve Fund Studies; with the simplicity, advanced technical means, ease of use and technical value for the client being the utmost criteria. Our end result, Reserve Fund Study reports and financial tables provide easy-to-follow guide for the maintenance of the property’s Reserve Fund for many years. Our unique software allows a great degree of flexibility in forecasting financial requirements to suit individual methods of operation and management styles of various building owners / managers. Our financial tables contain a unique output to be utilized by the property’s accountants – breakdown of capital expenditures per type, discipline, component, etc., to facilitate an easy creation and maintenance of financial books and ledgers.
Pro-Tech utilizes several approaches to the acute problem of the long term economic viability of structures and components from the engineering point-of-view. Adopting a multi-disciplinary approach - the integration of building disciplines, architectural, structural and elevators, mechanical and electrical (the latter three obtained on the sub-consulting basis), engineers at the firm have developed effective procedures and economic forecasting methods.

Forensic Engineering, Litigation Support Services
We will evaluate the reason for failure of one or several building components, and, if required, will represent the client in litigation proceedings in the capacity of technical expert witnesses.
Due Diligence Assessments
We conduct comprehensive independent Pre-purchase, Pre-investment and Pre-lending Studies for Banks, Institutional Lenders, Insurance Companies, Mortgage Brokers and for Developers and Investors. Our work, typically Building Condition Analysis, is for the purpose of both reviewing the current state of the building and to check that the all potential Risks associated with the project are understood, or have been addressed. We ensure that reports already commissioned are satisfactory and sufficient in scope to adequately make an informed decision.
